The flat-glass side of this market reads as two building eras. The Seaport is new construction: curtain wall above, storefront glazing at street level. Back Bay, Beacon Hill and the South End are not. Those are 19th-century brick and brownstone, they sit inside protected architectural and landmark districts, and their glazing stock is older and more varied than anything on the waterfront.
The vehicle base is campus and commuter. Harvard and MIT sit across the Charles in Cambridge; Boston University and Northeastern sit inside the city; Tufts is in Medford and Somerville. - What has to be checked before solar-control film goes on Seaport curtain wall or an older Boston window?
- The existing glass. New Seaport construction is typically insulated glazing; the older stock in Back Bay, Beacon Hill and the South End can include single-pane annealed and laminated units. Solar-control film raises how much heat a pane absorbs, and the thermal stress that produces depends on glass type, thickness, edge condition and how the pane is shaded through the day. Identify the glazing and its edge condition, then match the film to it.
